About Carshalton

Carshalton is a designated conservation area centred on the famous Carshalton Ponds. Most properties are Victorian and Edwardian, with many cottages, terraces and larger family homes dating from the 1860s-1900s.

We regularly do heritage roofing work here:

• Natural Welsh slate repairs and re-roofs
• Handmade clay tile matching
• Code 4-6 leadwork to BS standards
• Lime mortar repointing
• Heritage chimney stack restoration

Conservation-area rules apply to many of these properties — we'll guide you through the requirements before any work begins.

What we offer in Carshalton

Tiles are the workhorse of South London roofing — clay tiles on older properties, concrete interlocking tiles on most 1930s and post-war housing. Both work well when properly installed with modern breathable membrane and treated battens.

Types of tile we work with

Concrete interlocking tiles

The most common roof covering in the UK since the 1970s. Brands include Marley, Redland, Sandtoft, Wienerberger.

• Profiles: Modern, Double Roman, Mendip, Regent, Edgemere, Modern
• Lifespan: 40-60 years
• Cost: £40-£60 per m² installed
• Best for: Most 1930s semis and post-war housing — common across Wimbledon, Southfields, Putney

Clay interlocking tiles

Heavier than concrete but more attractive and longer-lasting. Premium brands include Sandtoft, Wienerberger, Keymer.

• Lifespan: 60-100 years
• Cost: £60-£90 per m² installed
• Best for: Period properties, conservation areas, premium installations

Handmade clay tiles

Traditional tiles for heritage work — Wimbledon Village conservation, listed buildings.

• Lifespan: 80-120+ years
• Cost: £90-£140 per m² installed
• Best for: Heritage properties, conservation area restoration

Plain tiles

Small rectangular tiles, often used on dormers, porches and some Victorian/Edwardian properties.

• Lifespan: 60-100 years
• Cost: £80-£120 per m² installed

Common tile problems

• Cracked tiles — impact damage, frost, foot traffic
• Slipped tiles — failed battens or fixings
• Failed ridge pointing — mortar deterioration, common after 20-30 years
• Porous tiles — end-of-life indicator on concrete tiles
• Storm damage — wind-driven, slipped or broken tiles

Tile repair vs replacement

• Single slipped tile — quick repair, £150-£300
• Multiple slipped tiles — usually failed battens, may need larger repair
• Failed ridge mortar — repointing or dry-fix upgrade
• Porous tiles at end of life — full re-roof recommended

Matching existing tiles

The biggest challenge with tile repairs is matching the existing. We source from major UK merchants:

• Marley, Redland, Sandtoft, Wienerberger still produce most profiles
• Discontinued profiles may need special order (4-6 weeks lead time)
• Different brand tiles of similar profile are often a good match
